Nigeria has secured the third position in Africa’s hotel development pipeline for 2025, with 48 projects and 7,320 rooms planned. This places Nigeria behind Egypt, which holds the top spot with 32.5% of Africa’s total planned rooms, and Morocco, which has now overtaken Nigeria to claim second place. Morocco signed 13 hotel deals in 2024, compared to Nigeria’s five.
Despite the drop in ranking, Nigeria’s hospitality sector continues to show potential, with 61% of its planned rooms in pre-construction. Lagos remains a major hub for hotel development, led by Marriott International. However, Abuja’s hotel projects are progressing slowly, with most still in the pre-planning phase.
Across Africa, the hotel pipeline is robust, with a record 577 hotels and 104,444 rooms planned for early 2025. While challenges remain in actualizing these projects (Egypt only opened 25% of its scheduled hotels in 2024, compared to Morocco’s 50%), the continent’s hospitality sector saw 59 new chain hotels open in 2024, signaling a recovery. Strong investor interest is evident, with 125 new deals signed in 2024, adding 21,000 rooms to the pipeline.
